The Valencias Real Estate Market Report for January 2017 includes the 55+ gated communities of Valencia Lakes, Valencia Isles, Valencia Shores, Valencia Falls, Valencia Palms, Valencia Pointe, Valencia Reserve and Valencia Cove.
These 55+ gated communities in Delray Beach, Boynton Beach and Lake Worth are upscale luxury communities with state-of-the-art fitness centers, grand clubhouses with pools, card rooms, cafes, social events, clubs and an active lifestyle geared towards today’s baby boomers. You can be as busy as you want.
The Valencias are pet-friendly communities in Delray Beach, Boynton Beach and Lake Worth FL.
There is a good supply of inventory in the Valencias at this time, both resales and quick delivery. Prices vary from community to community but, in my opinion, you can still get a great deal. The builder has raised prices considerably, but there are a lot of great resale homes in existing Valencia communities that are fairly new. You need a great agent to help you find the best deals, someone who is on your side, not the builder or the seller.
There are currently 169 total homes for sale in the Valencias, slightly up from last month. As of January 31, 2017, there were 44 homes under contract, one more than the prior month.

Valencia Shores had 2 homes sold in January. Average list price of the homes was $ 404,450. Average sold price for the homes was $ 380,000. Average days on market was 104. There are 4 homes presently under contract.
Valencia Falls had 2 homes sold in January. Average list price of the home was $ 466,950. Average sold price of the home was $ 437,500. Average days on market was 42. There are 3 homes presently under contract in Valencia Falls.
Valencia Palms had 1 home sold in January. Average list price of the home was $ 569,000. Average sold price of the home was $ 530,000. Average days on market was 21, down considerably from last month. There are 4 homes presently under contract in Valencia Palms.
Valencia Pointe had 4 homes sold in January. Average list price of the homes was $ 476,000. Average sold price of the homes was $ 456,875. Average days on market was 107. There are 2 homes presently under contract in Valencia Pointe.
