Valencia Lakes. Valencia Isles. Valencia Shores. Valencia Falls. Valencia Palms. Valencia Pointe. Valencia Reserve. Valencia Cove. Valencia Bay. Valencia Sound. Valencia Grand. And now, Valencia Del Mar.

That’s a lot of Valencias.

They’re all 55+ gated communities. They’re all designed for an active South Florida lifestyle. They all offer amenities, social opportunities, and homes that appeal to buyers who want more than just a place to live.

But they’re not all the same.

Some are more established. Some are newer. Some offer homes at a more approachable price point. Others appeal to buyers who want newer luxury homes with higher-end finishes and larger amenity packages.

And if you’re moving with a dog, cat, or other furry family member, there’s another important detail to consider:

Not every Valencia has the same pet rules.

That’s why choosing the right Valencia community isn’t just about finding a house you like. It’s about finding the community that fits your lifestyle, your budget, your priorities, and your pets.

 

What Are the Valencia 55+ Communities?

 

The Valencias are upscale, gated 55+ communities located throughout Boynton Beach, Delray Beach, and Lake Worth.

I sometimes describe them as camp for adults.

That’s because the lifestyle is a big part of the appeal.

All Valencias have large clubhouses and fitness centers (25,000 Sq. Ft.).  Val Sound, Val Grande, and Val Del Mar have even more to offer with pools, social halls, card rooms, cafés, restaurants, bars, billiards, tennis, indoor pickleball, nail salons, bocce, arts and crafts, clubs, events, Canasta, Mahjong.  You’ll have plenty of opportunities to meet people.

You can be as busy as you want.

Or not.

If you’re the type of person who loves activities, clubs, social events, fitness classes, and meeting new people, you can fill your calendar.

If you’d rather go in and out of your garage, walk your dog, enjoy your home, and only stop by the clubhouse when something interests you, that’s fine, too.

Whatever makes you happy.

That flexibility is one reason so many buyers consider Valencia homes for sale when they’re planning a move to South Palm Beach County.

 

The Valencia Communities: From Established Neighborhoods to New Construction

 

Valencia communities have evolved over time.

Some buyers want an established neighborhood with mature landscaping, a settled feel, and resale homes they can walk through before making a decision.

Others want something newer, with current finishes, updated architecture, and newer amenities.

Neither choice is automatically better. It just depends on what matters most to you.

Here’s an overview of the Valencia communities buyers commonly compare.

 

Valencia Lakes

Valencia Lakes is the original Valencia community in Boynton Beach. It’s the one that started the concept.

For buyers who want an established 55+ neighborhood with a more approachable entry point into the Valencia lifestyle, Valencia Lakes may be worth exploring.

 

Valencia Isles

Valencia Isles is another established Boynton Beach community.

It appeals to buyers who want a gated active-adult lifestyle, amenities, and resale options in a community that’s had time to develop its own personality.

 

Valencia Shores

Valencia Shores is located in Lake Worth.

It offers the Valencia lifestyle while giving buyers another geographic option outside Boynton Beach and Delray Beach.

 

Valencia Falls

Valencia Falls is in Delray Beach.

For buyers who want a Delray Beach address, active-adult amenities, and resale opportunities in an established gated community, Valencia Falls may deserve a closer look.

 

Valencia Palms

Valencia Palms is also located in Delray Beach.

It’s another option for buyers who like the Valencia lifestyle but want to compare different home styles, price points, locations, and community feels before making a decision.

 

Valencia Pointe

Valencia Pointe is in Boynton Beach.

Like the other established Valencias, it offers resale opportunities and a gated 55+ lifestyle with amenities and social options.

 

Valencia Reserve

Valencia Reserve is located in Boynton Beach.

It’s part of the newer generation of Valencia communities and may appeal to buyers looking for larger homes, updated layouts, and a more current feel.

 

Valencia Cove

Valencia Cove is another Boynton Beach option.

Buyers often compare Valencia Cove with Valencia Reserve, Valencia Bay, Valencia Sound, and Valencia Grand when they’re looking for newer homes and a higher-end active-adult lifestyle.

 

Valencia Bay

Valencia Bay is in Boynton Beach and offers a newer Valencia experience.

It can be a good fit for buyers who want luxury homes, amenities, social opportunities, and a community that feels more recent than the original Valencia neighborhoods.

 

Valencia Sound

Valencia Sound is one of the newer luxury Valencias in Boynton Beach.

It opened in 2019 and became highly sought after for its homes, resort-style amenities, and active-adult lifestyle.

Valencia Grand

Valencia Grand is the newest of the completed Valencia communities in southern Palm Beach County.

It’s officially sold out from the builder, so buyers interested in Valencia Grand should now focus on resale opportunities.

That doesn’t mean every home will feel the same. Even in a newer community, resales can vary significantly depending on the floor plan, lot location, lake view, pool, landscaping, outdoor living space, builder upgrades, and improvements the owners added after closing.

Some buyers are drawn to Valencia Grand because they want a newer luxury home without waiting for construction. Others may want to compare Valencia Grand resales with new-construction options in Valencia Del Mar.

Either way, it’s important to look beyond the listing photos and understand what you’re actually getting.

 

Valencia Del Mar

Valencia Del Mar is the newest Valencia community in Boynton Beach and is currently under construction.

The community is actively selling, and models are open.

For buyers who want new construction, current design choices, and the opportunity to explore builder options, Valencia Del Mar may be worth considering.

But there’s something important to remember: The builder’s sales team represents the builder.

They’re there to sell homes. That’s their job.

If you’re considering Valencia Del Mar, bring your own buyer’s agent with you from the beginning. Don’t wait until after you’ve registered, toured the models, or started making decisions.

You need someone on your side from the very start.

 

Which Valencia Community Is Best?

 

This is one of the questions buyers ask most often.

The honest answer? It depends. There isn’t one Valencia community that’s automatically best for everyone.

  • A buyer looking for a more affordable resale may have very different priorities from someone looking for a newer luxury home.
  • A buyer who wants a huge amenity package may feel differently from someone who knows they’ll rarely use the clubhouse.
  • A buyer with two dogs may need to ask different questions than someone without pets.
  • A buyer who wants a fence may need to narrow the search differently from someone who doesn’t care about fencing.
  • And someone who wants new construction may need to compare Valencia Del Mar with newer resales in Valencia Grand or Valencia Sound.

That’s why I don’t like giving buyers a generic answer. The better question is:

Which Valencia community fits the way you actually want to live?

 

Start With Your Budget

 

Valencia homes cover a wide range of price points.

Depending on the community, home size, condition, lot, upgrades, age, and current inventory, buyers may find options ranging from the $300,000s to luxury homes approaching or exceeding $3 million.

That range is one of the reasons the Valencias appeal to so many different buyers.

But price alone doesn’t tell you everything.

A lower-priced home may need a roof, updates, or renovations.

A newer resale may cost more upfront but need very little work.

A beautifully redone home with a newer roof, the right location, and attractive finishes may sell quickly when it’s priced correctly.

And a home that looks great online may feel very different once you walk through it.

That’s why buyers need to look at the whole picture.

 

Don’t Forget About the Roof

 

If you’re looking at resale homes in the Valencias, the roof matters.

A lot.

In Florida, buyers hear plenty about insurance, roof age, permits, and replacement costs.

If a home has a new roof, or if the seller’s already in the process of replacing it, that can make the property more appealing.

Of course, the roof isn’t the only thing that matters. You still need to think about location, condition, upgrades, layout, and price.

But a roof is a major expense, and many buyers would rather know it’s already handled.

Newer Valencia homes may not need a roof yet simply because they aren’t old enough.

That’s one reason some buyers focus on the newer communities.

 

New Construction vs. Resale: Which Makes More Sense?

 

Some buyers only want new construction. That’s fine.

There’s something exciting about walking through model homes, choosing finishes, and buying a home no one else has lived in.

But resale homes deserve a fair look, too. I’ve built two homes myself, so I understand the appeal of new construction.

I also understand the value of knowing exactly what you’re getting. With a resale home, even if it’s only a year or two old, you can see it, feel it, and touch it.

You know what the backyard looks like.

You know the view.

You know the lot.

You know what the landscaping looks like.

You know whether the home has upgrades the original builder price may not have included.

And sometimes a resale is so new, it’s barely been lived in.

That’s one reason Valencia Grand resales may be especially appealing to buyers who want a newer home but don’t want to wait for construction.

Valencia Del Mar gives buyers another option. It may be a better fit for someone who specifically wants new construction, model-home inspiration, or the opportunity to explore available builder options with a buyer’s agent.

Quick-delivery homes may also be available from time to time. These are homes that are already completed or getting close to completion. For some buyers, that can be a good middle ground.

But whether you’re buying new construction or a resale, you should still have someone representing you.

 

Buying in a Valencia Community With Pets? Read the Rules First

 

This is where I tend to get a little passionate. The Valencias are often described as pet-friendly communities.

But “pet friendly” doesn’t always mean the same thing everywhere. Not every Valencia may be dog friendly for your specific dog.

Some communities may have rules about the number of pets.

Some may have breed restrictions.

Some may have fencing rules.

Some may have changed their pet restrictions over the years.

And not all Valencias allow fences.

So if you’re moving with a dog, two dogs, three dogs, or any furry family member who’s non-negotiable, don’t assume anything.

Ask the questions early – before you fall in love with the house, before you make an offer, before you put down a deposit, and before you schedule the moving truck.

The lesson is simple:

  1. Read the rules.
  2. Confirm the current restrictions.
  3. And make sure the community works for your whole family – including the ones with paws.

 

Questions Pet Owners Should Ask Before Buying in a Valencia Community

 

If you’re looking at Valencia communities with pets, ask:

  • How many pets are allowed?
  • Are dogs allowed?
  • Are cats allowed?
  • Are there weight restrictions?
  • Are there breed restrictions?
  • Are fences permitted?
  • Are there restrictions on fence size, material, or location?
  • Are there leash rules?
  • Are there nuisance-barking rules?
  • Are tenants treated differently from owners?
  • Have the pet rules changed recently?
  • Where are the current pet restrictions stated in the community documents?

Don’t rely only on a listing description that says “pets allowed.” That’s not enough.

 

What Should You Compare Before Choosing a Valencia?

 

When buyers ask me where to begin, I usually tell them to think about the things that’ll affect their real life.

Ask yourself:

  • What’s my comfortable budget?
  • Do I want Boynton Beach, Delray Beach, or Lake Worth?
  • Do I want an established community or newer construction?
  • Do I want a resale I can move into quickly?
  • Will I use the clubhouse regularly?
  • Do I care about on-site dining?
  • Do I want indoor pickleball?
  • Is a larger amenity package important to me?
  • Do I want a fence?
  • Do the pet rules work for my dog or dogs?
  • Do I want a newer roof?
  • Am I willing to renovate?
  • Do I care about mature landscaping?
  • Do I want a larger lot?
  • How important is backyard privacy?
  • Will the home still make sense if my needs change later?

This is why looking at Valencia properties isn’t just a house search. It’s a lifestyle decision.

 

Keep an Eye on the Valencia Market

 

The market changes.

Inventory changes.

Prices change.

Homes go under contract.

Homes come back on the market.
