Valencia Market Report May 2026 | Home Values, Inventory & Real Estate Trends in Palm Beach County
If you’re wondering whether now is a good time to buy or sell in one of the Valencia communities, the short answer is yes – but strategy matters.
The Valencia real estate market in Delray Beach , Boynton Beach and Lake Worth remained active throughout May. Inventory continues to be less than it’s been, while buyer activity increased and sellers became more willing to negotiate.
In May, 41 houses sold, 46 homes went under contract and only 57 homes actively listed for sale across all Valencia communities combined.
That means buyers still have choices, but inventory is shrinking. Sellers are still selling homes, but pricing correctly and presenting the home well has become more important than ever.
Valencia Market Snapshot
Seller Opportunity: Inventory remains relatively low across the Valencia communities, giving well-priced homes a competitive advantage.
Buyer Opportunity: Many homes are taking longer to sell than they did during the height of the market, creating opportunities for negotiation.
Biggest Trend: Buyers continue to favor homes with newer roofs, updated interiors and move-in-ready condition.
What I’m Seeing On The Ground
Lower inventory. Homes are selling. People in the 55+ group realize if not now, when? A new roof or impact windows often helps to sell a home.
A buyer recently called me before purchasing a home. That phone call may have saved her thousands of dollars.
What appeared to be a beautiful property had a history most buyers would never uncover on their own—including mold concerns, canceled listings, and disclosures that deserved a closer look.

What’s Happening with Valencia Home Prices
While some beautifully updated homes continue to sell quickly and close near asking price, today’s buyers are paying close attention to condition, age of the roof, insurance costs, and overall value.
The Roof Questions Continues to Matter
One topic that comes up repeatedly when helping buyers and sellers throughout the Valencia communities is the roof.
A newer roof can make a significant difference in both buyer interest and insurance considerations. Many buyers would rather purchase a home with a recently replaced roof than take on the expense and uncertainty themselves.

There are currently 59 homes for sale in the Valencias in Delray Beach, Boynton Beach and Lake Worth.
46 homes are under contract, and 41 homes closed in May.
Inventory is way down considering this report covers 12 Valencia communities. Sales have certainly picked up the last few months..

Valencia Lakes had 8 homes that closed in May. The average sold price of the homes was $ 527,250. Homes sold for an average of .97 % of asking price. Average days on market was 109.
There are 8 homes listed for sale in the community ranging in price from $ 563,349 to $ 724,900 with an average of 177 days on market.
Valencia Lakes is the original Valencia – the first Valencia to be built – the concept that started it all.

NEW CONSTRUCTION
Valencia Del Mar is under way in Boynton Beach and more than half sold out. With higher interest rates, some builders are offering incentives on their rates. And in this area of south Florida, there are very few new construction homes, 55+ or otherwise.
There are 4 homes for sale in Valencia Del Mar. Prices of the homes range from $ 1,354,900 to $ 21,947,900. Average days on market is 13.
There are 4 homes under contract in Valencia Del Mar at this time.
Valencia Del Mar is the newest and last of the Valencia communities to be built in south Palm Beach County – Delray Beach, Boynton Beach and Lake Worth.
SHOULD YOU GO DIRECTLY TO THE BUILDER?
Should you go directly to the builder? NO! Definitely not!
Taking a buyer’s agent with you is the smart thing to do, as they have experience in many things you may not be aware of.

THINGS TO THINK ABOUT
After reading this edition of the Market Report for the Valencias, there are some things to consider if you’re planning to build a house.
I’ve built two homes, but times are different today. For one, we weren’t dealing with inflation and tariffs, as we are today.
In my opinion, while building a house is nice, it’s also nice to know what the final cost will be. With a resale – even if it’s just a few years old, it’s something tangible. You can see it, feel it and touch it. You know what you’re getting. Make sense?
Some resales are just a year or two old. That’s practically a new house.
Some people only want new, and that’s fine. Just know upfront what you’re getting involved in.
And some resales are so new, they’ve never been lived in.
Quick delivery is an option with builders. That means the house is either ready to be sold now or it will be soon. Permits are in, the house is in some soon-to-be-completed or completed stage, and the builder wants it sold. This is a good option as you know exactly what you’re getting. You still need a buyer’s agent.
AND FOR MY PET LOVERS
And for my pet lovers, if you have a certain breed of dog, check which Valencia will accept your furry friend. Same thing goes for number of pets you may have and fences. Buyer Beware!
Not every Valencia may be dog friendly to your specific breed of dog or two or three. Some have changed their pet restrictions through the years. And not all Valencias allow fences.
