Valencia Real Estate Market Report | July 2026
If you’re thinking of buying or selling a home in one of the Valencia communities, July’s numbers are interesting.
Across the 12 Valencias I track in Delray Beach , Boynton Beach and Lake Worth 41 homes closed in July and 46 homes were under contract at the end of the month. Inventory remains relatively low, with only 59 homes for sale across all 12 communities.
That’s not a lot of inventory when you consider how many homes and communities we’re talking about.
But, and this is important, not every Valencia is experiencing the same market. Some communities have very little inventory, while others have homes sitting longer. That’s why I don’t believe one set of numbers tells the whole story.
Valencia Market Snapshot
For Sellers: Lower inventory can work in your favor, particularly if your home is price correctly and shows well.
For Buyers: Homes aren’t necessarily flying off the market the way they once were. When a home has been sitting, there may be room to negotiate.
What Buyers Want: I’m seeing buyers pay close attention to newer roofs, impact windows or shutters, updated interiors and homes that are move-in ready.
What I’m Seeing On The Ground
Homes are selling.
Inventory is down.
And I’m seeing people in the 55+ market asking themselves a very simple question: If not now, when?
Maybe they want to be closer to their children and grandchildren. Maybe they’re tired of maintaining a larger or two-story home. Maybe they’re tired of the cold. Or maybe they’re simply ready for a different lifestyle.
Whatever the reason, buyers are looking, but they’re also paying attention to what they’re buying.
And that’s where experience matters.
A buyer recently called me before purchasing a home. Luckily, she called before she made what could have been a very expensive mistake.
The house looked beautiful. But when I dug into the property’s history, I found mold concerns, canceled listings and disclosures that deserved a much closer look.

The Roof Question Continues to Matter
If there’s one subject that comes up in the Valencias, it’s roofs.
A newer roof can make a significant difference – not only when it comes to selling the home, but also when it comes to insurance.
Many buyers would rather pay more for a home with a newer replaced roof than buy one knowing they’ll soon have to replace it themselves.
Does that mean every Valencia homeowner should put on a new roof before selling?
No.
Every house and every situation is different. That’s why it’s important to look at the numbers for your particular community, your model, the age and condition of the roof and what competing homes are offering.
What Are The Valencia Communities?
The Valencias are some of the most popular 55+ gated communities in Palm Beach County, located throughout Boynton Beach, Delray Beach and Lake Worth.
They are known for their active lifestyles, beautiful clubhouses, pools, fitness centers, pickleball, tennis, clubs, restaurants and social activities.
But not every community is exactly the same.
Prices vary. HOA fees vary. Home styles vary. Pet restrictions vary. Some allow fences and some don’t.
I’ve been following these communities for years, and those differences matter – especially when you’re trying to decide which Valencia is right for you.

Valencia Lakes had 2 homes that closed in July. The average sold price of the homes was $ 575,250. Homes sold for an average of .96 % of asking price. Average days on market was 116.
There are 4 homes listed for sale in the community ranging in price from $ 549,900 to $ 789,000 with an average of 78 days on market.
Valencia Lakes is the original Valencia – the first Valencia to be built – the concept that started it all.

There are 4 homes for sale in Valencia Del Mar. Prices of the homes range from $ 1,364,900 to $ 1,993,900. Average days on market is 71.
There are no homes under contract in Valencia Del Mar at this time.
Valencia Del Mar is the newest and last of the Valencia communities to be built in south Palm Beach County which is Delray Beach, Boynton Beach and Lake Worth.
A Note About Days on Market
There’s something buyers and sellers should know about days on market.
Sometimes a listing is canceled and then relisted. When that happens, the number you see may not tell the story or the whole story.
They’re not supposed to play games with days on market, but it happens.
That’s why I look at the complete listing history. A home that appears to have been on the market for 20 days may have a much longer history.
Details matter.
I spent many years as a Court Reporter before becoming a Realtor more than 22 years ago. Maybe that’s why I tend to dig. I want to know what’s behind the numbers, not just what appears on the screen.
Should You Go Directly To The Builder?
I wouldn’t.
The people in the sales office work for the builder. That’s their job.
I hold the Accredited Buyer’s Representative (ABR®) designation, and I’ve helped buyers with both new construction and resales. There can be a lot more to consider than choosing a model and picking finishes.
I’ve built two homes myself, so I understand the appeal of new construction. But I also see advantages to buying a resale.
With a resale, you can see it. You can touch it. You know what you’re getting.
And some Valencia resales are only a year or two old. That’s practically a new house.
For some people, building is absolutely the right choice. For others, a resale or quick delivery home may make more sense.
The important thing is understanding your choices before you make the decision.
Why? Because Buying a house is not as easy as it seems.
An accredited buyer’s agent – not someone who claims to be. I can help you with new construction as well as resales in any of the Valencia communities or any other community.

You knew I wasn’t going to forget the pets.
If you’re moving to a Valencia with a dog – or two or three – please don’t assume that because a community is called pet friendly, you pets will automatically be welcome.

Pet rules vary from one Valencia to another.
Breed restrictions, number o pets, weight restrictions and rules regarding fencing can be different. And some of those rules have changed over the years.
Check before you buy.
I’ve seen buyers get incorrect information about pet restrictions before, and it’s one of the reason I became so involved in researching pet-friendly housing in the first place. Along with the condo that would accept one dog 60 lbs but not my two with a combined weight of 16 lbs.
Pets are family. Finding out after you’ve fallen in love with a house that your dog isn’t welcome is not something anyone should have to go through.
