Valencia Real Estate Market Report| February 2026
February saw the real estate market continue to pick up Boca Raton, Delray Beach and Boynton Beach. Rates are slightly up, buyers are negotiating, seller are more flexible. The freezing weather up north this winter helped the market pick up. Deals are back on the table. We are seeing a good deal of inventory in the Valencias as well as sales the past couple of months.
Houses have been selling. There is still inventory and deals to be had in the Valencias.
If you’re a buyer who’s been watching and waiting, now is a great time to buy.
Last spring and summer, agents were begging for offers. Now they want to make deals.
There has been a lot of talk about insurance and homes needing new roofs, even more so since the hurricanes parts of Florida experienced last year. This past summer we had no hurricanes! It was a very good year!
Here and there, a home will hit the market that is either new or beautifully redone, at the right price, and it will sell quickly. The key here is it’s a beautiful home that likely doesn’t need a new roof, and it’s listed at the right price.
WHAT’S WITH THE ROOF
If a home has a new roof or is in the process of getting a new roof – it takes time to get permits and order roof tiles – the home will usually sell faster. Of course, you still have to think about location and what the rest of the house looks like, but a roof is a big-ticket item, especially these days. Many buyers would rather have it done than not done.
There are also homes that don’t need roofs simply because they’re newer homes. It’s not time yet for a roof. They’re in one of the newer Valencias.
Read on to find out what went on in each Valencia community in southern Palm Beach County in November. Sales vary by community depending on the model, condition of the home, as well as amount of inventory in the community. There are homes still selling for close to asking or even asking price, but not near as many as we saw in the past few years, and there are homes selling at less than what sellers actually paid. It’s a mixed market.
WHAT ARE THE VALENCIAS
Located in southern Palm Beach County, FL, the Valencias are upscale, pet-friendly 55+ gated communities full of amenities. Think camp for adults.
Each Valencia has a state-of-the-art fitness center, grand clubhouse with pools, social halls, card rooms, cafes for breakfast and lunch, social events, billiards, tennis, pickleball, clubs, cards, Canasta, Mahjong, arts and crafts, and an active lifestyle geared towards today’s baby boomers. The newer Valencias have restaurants, bars and indoor pickleball.
You can be as busy as you want or not. If you’re the type who goes in and out of your garage and never sees the inside of a clubhouse, that’s fine, too. Whatever makes you happy.
WHAT HAPPENED IN THE VALENCIAS IN PALM BEACH COUNTY IN FEBRUARY 2026
There are currently 97 homes for sale in the Valencias in Delray Beach, Boynton Beach and Lake Worth.
30 homes are under contract, and 24 homes closed in February.
So, there are less but still a good amount of homes for sale, homes are going under contract – 13 more homes than last month, and a good amount of homes closed in January. Things have certainly picked up. Sometimes closings are pushed back until after season so sellers can enjoy the rest of the season.

Valencia Lakes had 3 homes that closed in February. The average sold price of the homes was $ 546,333. Homes sold for an average of .96% of asking price. Average days on market was 150.
There are 19 homes listed for sale in the community ranging in price from $ 410,000 to $ 779,000 with an average of 126 days on market.
Valencia Lakes is the original Valencia – the first Valencia to be built – the concept that started it all.

*** Note – It’s sometimes hard to tell exact days on market as listings get canceled and relisted. They’re not supposed to, but it does happen. That’s when we need to dig deeper to pull the actual history.
NEW CONSTRUCTION
They have just begun Valencia Del Mar in Boynton Beach. With higher interest rates, some builders are offering incentives on their rates. And in this area of south Florida, there are very few new construction homes, 55+ or otherwise.
SHOULD YOU GO DIRECTLY TO THE BUILDER?
Should you go directly to the builder? NO! Definitely not!
Taking a buyer’s agent with you is the smart thing to do, as they have experience in many things you may not be aware of.

THINGS TO THINK ABOUT
After reading this edition of the Market Report for the Valencias, there are some things to consider if you’re planning to build a house.
I’ve built two homes, but times are different today. For one, we weren’t dealing with inflation and tariffs, as we are today.
In my opinion, while building a house is nice, it’s also nice to know what the final cost will be. With a resale – even if it’s just a few years old, it’s something tangible. You can see it, feel it and touch it. You know what you’re getting. Make sense?
Some resales are just a year or two old. That’s practically a new house.
Some people only want new, and that’s fine. Just know upfront what you’re getting involved in.
And some resales are so new, they’ve never been lived in.
Quick delivery is an option with builders. That means the house is either ready to be sold now or it will be soon. Permits are in, the house is in some soon-to-be-completed or completed stage, and the builder wants it sold. This is a good option as you know exactly what you’re getting. You still need a buyer’s agent.
AND FOR MY PET LOVERS
And for my pet lovers, if you have a certain breed of dog, check which Valencia will accept your furry friend Same thing goes for number of pets you may have and fences. Buyer Beware!
Not every Valencia may be dog friendly to your specific breed of dog or two or three. Some have changed their pet restrictions through the years. And not all Valencias allow fences.
